What to Expect During a Roof Replacement: A Day-by-Day Breakdown

Getting a new roof is one of the largest home improvement investments most Northern Michigan homeowners will make. It’s completely normal to have questions about what’s actually going to happen — how long it takes, how disruptive it is, and what the process looks like from start to finish.

Before We Start: The Free Estimate

Every project begins with a free inspection and written estimate. Shane or a member of our team comes out, assesses your roof, checks the attic, measures the square footage, evaluates the decking, and gives you a clear, itemized quote. No vague numbers. Once you approve the estimate, we schedule your installation. For most jobs in Northern Michigan, our lead time is 1–2 weeks depending on season.

Day of Installation: Morning Setup

Our crew arrives early — typically by 7:00–8:00 AM. Before a single shingle comes off, we protect your property. Tarps go down over landscaping, gardens, and driveways. We position our dump trailer for efficient shingle removal (you may have seen our bright red Shane David Roofing equipment at jobs around the area). We also make sure all downspouts are covered to catch falling granules and nails.

Tear-Off: Removing the Old Roof

The first major step is removing the existing shingles and underlayment. This is the loudest part of the project — it’s roofing, not surgery. The material comes off in sections and goes directly into the dump trailer. Once the shingles are off, we inspect every square inch of the decking (the wood layer underneath) for soft spots, rot, water damage, or structural issues. If we find anything, we’ll show you immediately and discuss the repair before proceeding. No surprises.

Decking and Underlayment

If the decking is solid, we move directly to installation. We lay new synthetic underlayment — a waterproof barrier that protects your home even if shingles are ever damaged. We also install new drip edge along the eaves and rakes, which directs water away from your fascia.

Shingle Installation

Shingles go on in courses from the bottom up, overlapping to direct water down and away. Flashings are installed around chimneys, skylights, and all penetrations. Ridge cap goes on last, sealing the peak of the roof. For metal roofing, the process differs — panels are installed in large vertical runs with specialized seaming techniques.

How Long Does It Take?

Most standard residential roof replacements in Northern Michigan take 1–2 days for our crew. Larger or more complex homes — multi-story, steep pitch, many dormers — may take 2–3 days. We work efficiently without cutting corners, and we don’t leave a job partially done overnight without protecting your home.

Cleanup and Final Walkthrough

When the installation is complete, we do a full property cleanup. Magnets sweep the yard for nails. All debris goes in the trailer. We inspect the gutters to make sure they’re clear. Then we do a final walkthrough with you — walking the perimeter, answering any questions, and making sure you’re completely satisfied before we load up and leave.

Your Warranty

Your new roof comes with both a manufacturer’s material warranty and our workmanship warranty. We’ll go over the details during the final walkthrough so you know exactly what’s covered and for how long.
