Siding does something most homeowners rarely think about: it quietly protects your home from everything Northern Michigan throws at it. Wind-driven rain. Ice. Freeze-thaw cycles. Humidity. Years of Michigan winters have a way of working on a home’s exterior in ways that aren’t always obvious from the street.
The problem is, failing siding doesn’t send obvious signals the way a leaking roof does. By the time water damage from failed siding is visible inside your home, the repair bill has often grown significantly larger than it needed to be.
These are the 7 signs we see most often across our 300+ projects in Cheboygan, Petoskey, Charlevoix, Harbor Springs, Alpena, and Northern Michigan communities. If you recognize two or more of these, it’s time to call.
1. Warping or Buckling Panels
Siding panels that are visibly warped, bowed, or buckling away from the wall are no longer providing a sealed surface. This allows moisture and cold air to get behind the siding — which leads to insulation damage, mold, and eventually wood rot in the structural sheathing. Warping can be caused by poor installation, moisture infiltration, or simply age.
2. Fading or Chalking
All exterior finishes fade over time, but significant color loss or a chalky, powdery residue on your siding surface signals that the material’s protective coating is breaking down. Beyond appearance, this means the siding is increasingly vulnerable to UV damage and moisture absorption. If you’re repainting your siding more often than every 5–8 years, that’s also a sign the material itself is failing.
3. High Heating or Cooling Bills
Siding that has lost its seal allows conditioned air to escape and outside air to infiltrate — the same problem a failing roof creates, but from the sides of your home. If your energy bills have been climbing without an obvious explanation, siding is one of the first places to check. Gaps, cracks, and loose panels are often invisible from normal viewing distance but obvious on a close inspection.
4. Cracks, Gaps, or Separation
Visible cracks in individual panels, gaps at seams, or sections that have separated from each other or from trim are direct entry points for water. This is especially damaging in Northern Michigan where water gets behind siding and then freezes, expanding the gap further every winter. Small cracks can become large sections of damaged sheathing within a few seasons.
5. Rot or Soft Spots
If you can push on a section of your siding and feel it give, or if it looks visibly soft or discolored, that’s rot. Rot means moisture has been getting past the surface layer for an extended period. Once rot is present in the siding, it often extends to the house wrap and sheathing beneath. The longer it’s left, the larger the repair.
6. Mold, Mildew, or Interior Moisture
Mold or mildew on the interior walls of your home — especially near exterior walls — can be a sign that moisture is getting in through failed siding. Similarly, if you notice peeling wallpaper or paint on interior walls that back up to your exterior, that’s moisture working its way in from outside.
7. It’s Simply Old
Vinyl siding typically lasts 20–40 years. Wood siding, depending on maintenance, may be past its useful life even sooner. If your home’s siding hasn’t been replaced in over 25 years and you’re starting to see any of the above signs, a replacement assessment makes sense — not just a repair.
Repair or Replace?
Individual damaged panels can sometimes be repaired or replaced without doing the whole house. But if the damage is widespread, if moisture has gotten behind the siding and affected the sheathing, or if the siding is simply old and failing across the board, replacement is the more cost-effective long-term decision.
